Pricing for Property Management
Our pricing is based on the type of service you need. We discount for properties located in The Hills since it is right in our backyard as well as for owners with 2 or more properties. Please get in touch to discuss these properties and pricing.

Rental Management
Pricing for rental homes and town homes is a percentage of the monthly rent and never more than 10%. Pricing is dependent on property type, age, condition and location of the home.
Homes that rent at $5,000 or more will be assessed and may be capped at less than 10%. This is property specific and takes into account maintenance history, current contracted services and extenuating circumstances (additional buildings, pool, etc.).
Rates for Premier Homes Services
If we check every week, pricing is $400 per month. If we check every two weeks, it is $200 per month. Extra visits charged as below with one hour minimum. We try our best to bundle our weekly visit with any extra work that might be needed at your home.
Speak with your insurance company about what coverage you should have if your home is unoccupied for long periods of time. You can lower your risk by having a licensed plumber winterize your home and may save on your insurance, especially if you have an insured property manager.
There is a $100 minimum per month.
Prep for Sale or Rent & Services for Home or Small Office
We charge $100.00 per hour in our local area (Basking Ridge, Bedminster, Bernardsville, Bridgewater, Chatham, Chester, Far Hills, Harding Township, Madison, Mendham, Morristown, Peapack/Gladstone, Summit and Warren).

Out of Pocket Costs
We will not be responsible for out of pocket costs. The homeowner is responsible for payment to all service providers, contractors and any other third party repair contractor. We will not advance any funds on behalf of the homeowner. All contracts for service and repair will be in the name of the homeowner and signed by the homeowner.
Payment Methods
While we don’t accept credit cards, we PREFER Zelle. Also accept Venmo and bank transfers along with old fashioned checks.
